Terms & Conditions

Please read these terms carefully before making a booking at Rosedale Cottage.

Last updated:

1. Booking & Confirmation

A booking is confirmed once a deposit of 10% of the total rental fee has been received and a confirmation email has been sent by the owner. The booking is made on behalf of the lead guest, who must be aged 18 or over and accepts these terms on behalf of all members of the party.

The balance of the rental fee is due no later than 4 weeks before the start of the holiday. If the balance is not received by the due date, the owner reserves the right to treat the booking as cancelled.

For bookings made within 4 weeks of the arrival date, the full rental fee is payable at the time of booking.

2. Cancellation Policy

If you need to cancel your booking, you must notify us in writing (via email) as soon as possible. The following cancellation charges apply:

More than 8 weeks before arrival: loss of deposit only. Between 4 and 8 weeks before arrival: 50% of the total rental fee. Less than 4 weeks before arrival: 100% of the total rental fee.

We strongly recommend that you take out comprehensive travel insurance to cover cancellation charges and other unforeseen circumstances.

3. Occupancy & Use of the Property

The property sleeps a maximum of 6 guests. The number of guests must not exceed this limit without prior written consent from the owner. Sub-letting or assignment of the booking is not permitted.

The property is available from 4:00 pm on the day of arrival and must be vacated by 10:00 am on the day of departure. Early check-in or late check-out may be available by prior arrangement.

Guests are expected to take good care of the property and leave it in a clean and tidy condition. Any damage, breakages, or losses must be reported to the owner promptly.

4. Dogs & Pets

Rosedale Cottage welcomes up to 2 well-behaved dogs at no additional charge. Dogs must not be left unattended in the property and must not be allowed on furniture or beds unless prior agreement has been given.

Guests are responsible for cleaning up after their dogs both inside the property and in the garden. Any damage caused by pets is the responsibility of the lead guest.   Additional costs maybe charged if you have not "cleaned up" after your dog in the garden - it is your responsibility to ensure that the garden is free from faeces.

No other pets are permitted without prior written consent from the owner.

5. Damage & Security Deposit

No security deposit is taken, however the lead guest is responsible for any damage caused by any member of the party during the stay. The owner reserves the right to charge for any costs.

6. Owner's Obligations

The owner will ensure the property is clean, well-maintained, and as described at the time of booking. In the unlikely event that the property becomes unavailable due to circumstances beyond the owner's control (such as fire, flood, or structural damage), the owner will endeavour to offer alternative accommodation or a full refund.

The owner's liability is limited to the rental fee paid. The owner accepts no responsibility for loss, damage, or injury to guests or their belongings during the stay.

7. Behaviour & Nuisance

Guests are expected to behave in a considerate manner towards neighbours and the local community. Loud music, parties, or gatherings beyond the stated maximum occupancy are not permitted. Quiet time is from 10pm - to respect our neighbours.

The owner reserves the right to terminate a booking without refund if guests behave in a manner that causes a nuisance, damage, or distress to neighbours or the property.

8. Smoking

Rosedale Cottage is strictly non-smoking throughout, including all indoor areas. Smoking is permitted outside in the garden. A additional cleaning charge will be applied if evidence of indoor smoking is found or cigarette stubs are found outside.

9. Privacy & Data

Personal information provided at the time of booking is used solely for the purpose of managing your reservation and communicating with you about your stay. Your data will not be shared with third parties except where required by law. Please see our Privacy Policy for full details.

10. Governing Law

These terms and conditions are governed by the laws of England and Wales. Any disputes arising from a booking shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you have any questions about these terms, please don't hesitate to get in touch.
